Roof and façade
What you notice. Stains on top-floor ceilings after heavy rain, damp around parapets, plant screens and rooflights.
How it is found. Moisture mapping and thermal imaging inside; a thermal drone, tracer gas or smoke testing on the roof itself. ADI locates roof leaks and reports them. The repair is a roofer's job.
What you notice. Stacked bathrooms share risers (the vertical pipe runs), so a leak on the fourth floor shows up on the second. Ceiling drips in the room below, soft flooring, a musty smell that housekeeping keeps reporting.
How it is found. Moisture mapping, thermal imaging, dye tests on showers and baths, an endoscope camera into the void, and pressure testing of the hot and cold circuits.
What you notice. Floor drains, appliance connections and hot-water runs under a concrete screed. Water at the base of walls, wet coving, a gully that never dries out.
How it is found. Drain camera surveys, dye tests, and acoustic listening along buried hot-water lines.
What you notice. Boilers, hot-water cylinders, pumps and booster sets on one floor. A boiler that loses pressure, a meter that turns overnight, a drip nobody can find.
How it is found. Pressure testing circuit by circuit, thermal imaging of flow and return pipework, acoustic listening.
What you notice. Pool shells, balance tanks and filtration pipework lose water quietly. Daily top-ups, a wet plant-room floor, chemical use that keeps climbing.
How it is found. Pressure testing of every line, dye testing, tracer gas, and a diver where the shell needs inspecting. ADI is a SPATA-approved contractor.
What you notice. Long supply runs to car parks, outbuildings and garden taps. Lush green patches in dry weather, a booster pump that runs more than it should, pressure that drops when the pump stops.
How it is found. Acoustic ground microphones, leak-noise correlation, tracer gas and a trace wire to find the pipe, then a targeted excavation.
ADI’s engineers combine these seven methods to locate hidden leaks before opening the affected area.
Tracer gas
A safe, non-flammable hydrogen and nitrogen mix is put into the pipe or void. It escapes at the leak, rises through the floor or wall, and a detector picks it up at the surface.
In a hotel: Buried supply runs, heating pipes under screeds, pool lines and flat roofs.
Acoustic listening
Ground and pipe microphones amplify the sound of water escaping under pressure. The loudest point is the leak.
In a hotel: Car parks, service yards, corridors over buried pipework.
Leak-noise correlation
Two sensors clamped to a pipe record the leak noise from either side; the correlator works out how far along the pipe the leak sits.
In a hotel: Long water mains and supplies to outbuildings, where listening alone is slow.
Thermal imaging
A thermal camera shows warm pipes and cold, wet patches behind finished surfaces. It scans large areas quickly and is always paired with another method to confirm.
In a hotel: Heating runs in guest floors, ceilings under bathrooms, flat roofs by drone.
Borescope cameras
A camera on a flexible tube goes through a small, easily made-good hole to look inside a void, a bath panel or a boxed-in riser.
In a hotel: Confirming a leak behind tiling or panelling before anything larger is opened.
Moisture mapping
Pin and pinless meters read moisture in walls, floors and ceilings. Plotted room by room, the readings show where the water has travelled and where it started.
In a hotel: Deciding which of several stacked bathrooms is the source.
Pressure testing
Each circuit is isolated and held under pressure. A drop confirms a leak on that circuit; a steady gauge rules it out, and proves a repair afterwards.
In a hotel: Plant rooms with several circuits, and proving a repair before the room goes back into service.

Weeks from reopening, the hotel's boosted supply to two garden taps lost pressure the moment the pump stopped. We traced it to a failed 25 mm fitting under a garden bank, replaced it and retested.
Water was dripping through two ceilings in a three-storey guest house with a complicated tank-fed system. Thermal imaging and an endoscope led to an electric shower connection on the top floor.
A detached hotel was losing an estimated 17 litres of water an hour. With the stopcock closed the meter stopped, so the loss was inside. A room-by-room inspection found the causes.

Step 2: We agree access and timing
Engineers need to get into every relevant area, including plant rooms, locked rooms and any flat or unit sharing the supply. Parking close to the entrance matters: the equipment is heavy.

Step 3: The engineer arrives
A risk assessment and method statement are supplied for commercial work. The engineer walks the building with your maintenance contact and looks at the meter, stopcocks and plant first.

Step 4: The survey narrows it down
Pressure testing separates the circuits. Thermal imaging, moisture mapping, acoustics, tracer gas and cameras then close in on the leak. Some tests need the water or heating off for a short while.

Step 5: You get the findings in writing
A report with photographs, findings and recommendations, written so it can go straight to an insurer or a contractor.

Step 6: Repair where it is quoted
Pipework, drainage and pool leaks can be quoted and repaired, often on the same visit, and pressure tested afterwards. Roof and building-fabric leaks are located and reported for a roofer to fix.

Can you find the leak without taking out a bathroom?
Nearly always. The methods are non-invasive: moisture mapping, thermal imaging, dye tests, tracer gas, acoustics and camera inspection narrow the leak to a small area before anything is opened. Some jobs still need targeted access to confirm or repair the fault, and no survey can promise zero disturbance in every building, but we work to keep that to a tile or a panel rather than a room.
Will guests be disturbed?
The engineer works room by room and around your occupancy. Tell the office which rooms are let, which are out of order and when housekeeping is on the floor, and access is planned around that. Some tests need the water or heating off for a short period; we agree the timing with your maintenance contact first.
How quickly can an engineer attend?

Will the report work for our insurer?
The report is written for that purpose: photographs, findings and recommendations, and for commercial work a risk assessment and method statement. Insurers describe this work as trace and access. Policies differ on what they cover, so ask your insurer what they need before the visit and tell us so the report answers it.
What do you need from us before the visit?
Someone who knows the building: where the meter, stopcocks and plant are, and which rooms are affected. Access to every relevant area, including plant rooms, locked rooms and any neighbouring unit on a shared supply. Parking within about 100 metres of the entrance for the equipment. If the pool is involved, its current level and how fast it is dropping.
